Someone Actually Got the Message Looking for a Buyer’s Agent

I received an inquiry last night through ActiveRain from someone that had picked up on one of my Localism blogs on a condo complex. It was a very specific inquiry as to where and what they had for an interest.

When I replied back, I offered to meet with them to discuss their options for purchasing and also what was available in their price range in that complex. They then came back with a request that I got for the first time in my 10+ years as an agent:

“We are looking for an ABR. Are you a Buyer Agent, or are you the selling or listing agent for these properties?”

Somewhere along the way they did the right research and realized that they should have their own agent representation to allow their real estate transaction to be to their advantage.

Too often, people searching online for real estate just reach out to whomever has the presence on that page for that particular bit of time and often will be requesting assistance from the agent who’s loyalty and Fiduciary obligations are not to the buyer. This does not necessarily get them the loyalty of the agent to attempt to get a good deal on their purchase.

Agency representation for the buyer is the proper way to go about dealing with real estate and should assure the buyer of getting the best possible representation.

My response to that request from that buyer was to the positive: I currently do not have any listings in that complex, so I would be a Buyer’s agent, who coincidently happens to also be an ABR.

If only all potential clients would do similar research.
